The construction industry is undergoing a rapid shift toward modular and prefabricated building methods to address ongoing challenges such as labor shortages, rising costs, and the need for faster, more efficient project delivery. Modular construction, supported by Design for Manufacturing and Assembly (DfMA), offers a promising solution by enabling the offsite fabrication of standardized building components in factory-controlled environments. However, to fully realize the benefits of modular construction, there is a growing need for integrated digital technologies that can bridge the gap between design, manufacturing, and on-site assembly. Traditional design tools often lack the capability to embed manufacturing-level detail and support immersive visualization, limiting collaboration, coordination, and quality control. This report presents a complete technology-driven workflow using Archicad for the modeling and management of modular construction systems. It outlines how Archicad can be used to develop highly detailed, DfMA-oriented Building Information Modelling (BIM) models that include metadata for fabrication, installation, and quality inspection. These models are then deployed across multiple platforms: BIMx for portable model viewing and stakeholder review, Virtual Reality (VR) for immersive client walkthroughs, and Mixed Reality (MR) for real-time visual inspection in modular factories. Each phase of the workflow is illustrated through practical examples and supported by integrated data exchange formats like FBX. The key contribution of this report is the demonstration of a ready-to-use, scalable workflow that connects Archicad-based BIM modeling with immersive technologies to support modular construction. It shows how a single, centralized model can drive communication, visualization, and quality control across multiple environments without relying on custom-built software or complex integrations. By leveraging existing tools in a structured way, the workflow enables better coordination among architects, engineers, factory teams, and clients, while improving accuracy and reducing delays.
